Abstract 要旨：全国的に空き家の大量発生が社会課題となる一方で、住宅需要を充足させるための新設が進行する矛盾した状況が見られる。このような現象は、人口減少が著しい地方都市で顕著だが、今後大都市圏においても局所的に顕在化することが懸念される。特に近年増加傾向にある高齢単独世帯は、空き家増加の主要因である。また、住宅ストックに対する中高年単独世帯の需要のミスマッチは、新設を促進する要因ともなる。単独世帯の増加と空き家対策との関係はこれまで十分解明されておらず、今後のストックを活かした住宅政策を検討する上で急務である。本研究では、全国的に空き家が多い首都圏の世田谷区と、大阪圏近郊の和歌山市を対象として、単独世帯の動向と空き家の空間特性について比較検討する。
Abstract: A contradictory situation can be observed throughout the country, where the high number of vacant houses is a social issue, while at the same time new construction is progressing to meet the demand for housing. This phenomenon is most pronounced in regional cities where the population is rapidly declining, but there are fears that it will also become locally apparent in the metropolitan areas in the future. Older single households, which have increased in recent years, are a major factor in the increase in vacant houses. The mismatch between the demand for single households and the housing stock also encourages the construction of new houses. The relationship between the increase in the number of single households and measures to prevent vacant houses is not fully understood and is a pressing issue for future housing policies that make use of the housing stock. This study compares the trends in single households and the spatial characteristics of vacant houses in Setagaya Ward in the Tokyo metropolitan area, where there are many vacant houses nationwide, and Wakayama City in the suburbs of the Osaka metropolitan area.
