Abstract Recent developments in Japan’s housing market, together with evolving policy measures, have significantly influenced real estate dynamics at both macro and micro levels. Yet, limited empirical research examines how policy interventions, market heterogeneity, and high-dimensional housing attributes jointly affect transaction outcomes across different urban settings. This study will integrate transaction-level real estate data with detailed location, structural, and temporal covariates to analyze variations in housing prices, rental levels, and transaction activity. To rigorously identify causal effects, the research applies Double Machine Learning (DML), which combines machine learning–based nuisance estimation with econometric theory to address confounding in high-dimensional environments. Comparisons with traditional OLS and matching approaches will also be conducted. The requested data will be used solely for academic research in my master’s thesis, stored securely on university-approved platforms, and will not involve or disclose any personal identifiers.
