研究内容
Abstract

本研究の目的は、少子化や高齢化が進むなかで、世帯構成も変化している日本において、住宅需要予測手法を開発することである。人口が増加基調の場合には、基本的に、世帯数の増加がそのまま住宅の新規需要の増加につながり、住宅需要予測は比較的容易であり、すでに、予測モデルが実務でも使われている。しかし、人口が減少基調の場合には、住宅需要は空き家が増えて、その予測はより深い検討が必要となる。これまで、世帯構成変化を含めての精密なモデルは乏しく、本研究はこの点を打開して住宅需要予測手法を開発する。
