Abstract

本研究では、不動産の需給構造を分析することを目的とし、不動産データの時系列モニタリングを実施するためフレームワークの構築を試みる。不動産データは近年、賃貸や売買をはじめとする物件情報の流通過程においてデジタルデータ化され、データベースとして全国で蓄積されてきている。しかしながら、時系列における不動産の取り扱い状況を追跡するには、物件名称や住所等の表記揺れを含むことが多く、名寄せ等のデータ・クレンジングが必要である。そこで、本研究では戸単位の個別物件データを全国で取得可能な住宅地図データを基盤とし、マンションの掲載物件データ等との統合およびその検証を行う。本研究により、異なるデータソースの物件データを時系列において統合し、不動産の需給状況をモニタリングし続けることができるフレームワークを構築する。

This study tries to develop a framework of monitoring time series real estate data to analysis demand and supply of real estate. Recently, the Japanese real estate data tends to be digitized during a distribution of housing information such as for rent or for sale. Then database has been popularized by recording those data throughout Japan. However, the housing information tends to include notation variability for house name, address, etc. Data cleansing such as name identification is necessary in order to track the footprint of housing information in time series. This study focus on using housing map and telephone directories as base data to integrate another data source such as published mansion property information. Then we will develop a new framework for integrating property information among different datasource and monitoring demand and supply of real estate.
