Abstract 本研究は高経年マンションの実態の把握と将来的に見込まれる発生を予測することを目的としている。高経年マンションの建替え・更新は全国的に今後の日本が直面する大きな課題である。建替え・更新を促進する効果の高い政策を検討するためにも、築年数やマンションの規模といった基礎的な情報を網羅的に整備できていることが望ましい。そこで、本研究ではゼンリン社の住宅地図をメインソースとして、分譲マンションデータや都市計画用途地域データを結合し、中日本マンションデータベース基盤を作成する。さらに、時系列の建物変化を特定し、建替状況の判定を試みる。本データベースより高経年マンション発生の将来予測、および社会保障・人口問題研究所が公表する世帯数動向との関連を分析する。
The purpose of this research is to understand the current and future geographic distribution of old apartments Reconstruction and renewal of old apartments is a major issue facing Japan in the future. It is desirable to be able to comprehensively maintain basic information such as age and size of apartment, in order to consider a highly effective policy to promote rebuilding and renewal. Therefore, in this research, using the housing map of Zenrin Co., Ltd. as the main source, condominium data and city planning application area data are combined to create Central Japan apartment database base. In addition, we will identify time-series building changes and attempt to determine the rebuilding situation. From this database, we will analyze the future prediction of the occurrence of old apartments and the relationship with the trend of the number of households published by the Social Security and Population Research Institute.
